With the exception of some areas, much of New England and especially southern New England, is very built up. You really cannot just go track a deer. I have done it, but usually ended up pushing the deer into a sitting hunter.
Look at the OnX hunt app for property borderlines? You'll see that there are many small pieces of property in the 5-10 acre category that look like a jig saw puzzle.
I know in both Connecticut and Rhode Island you need written permission to hunt private land. So you may have permission on say a small chuck of 10 acres. You really can't still hunt that properly or effectively.
But you can throw up a treestand.
Black bear hunting is another treestand issue. Here in Maine the terrain is very thick and brushy. Maine is the most forested state in the US. Around 90% of the land is covered in trees. So baiting with a treestand is the way to go. Also you can legally trap bears in this state which I plan to do this coming August. I do hope to get two bears. One hunted and one trapped.
